How to use the generator

  1. Fill in the parties and the property. Use full legal names as they appear on a government ID.
  2. Set the money terms. Monthly rent, due day, advance, and deposit. For covered units, RA 9653 commonly allows one month advance and up to two months deposit, and the tool warns you if you exceed that.
  3. Print or save as PDF. Sign two copies, ideally with witnesses, and have the contract notarized so it becomes a public document that is easier to enforce.

  • Who pays utilities, house rules, repairs and maintenance responsibilities, and termination terms.
