Terms of Service - ArmaRenta

These Terms of Service ("Terms") govern your use of ArmaRenta, a property management application for landlords in the Philippines, available at armarenta.com and app.armarenta.com (the "Service"). By creating an account or using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. The Service

ArmaRenta helps landlords manage rentals - tracking rent and payments, giving tenants a portal, generating lease contracts, logging repairs, splitting utilities, and viewing income reports. Some features are still being rolled out and are labelled accordingly. We may add, change, or remove features over time.

2. Eligibility and accounts

You must be at least 18 years old and able to enter into a binding agreement to use the Service. You sign in using a secure link sent to your email, so you are responsible for keeping access to your email account secure. You agree to provide accurate information and to keep it up to date.

3. Plans and pricing

ArmaRenta is currently free to manage your first unit, with no credit card required. We may introduce paid plans and change pricing in the future; if we do, we will make the terms clear before you are charged. Free and early-access features are provided as-is and may change.

4. Acceptable use

You agree not to use the Service to break the law, to harass or harm others, to upload unlawful or infringing content, to attempt to disrupt or gain unauthorized access to the Service, or to misuse other people's personal data. We may suspend or terminate accounts that violate these Terms.

5. Your content and responsibilities

You keep ownership of the information you put into the Service ("Your Content"), including tenant and payment records. You grant us a limited license to store and process Your Content only to provide and improve the Service.

You are responsible for:

Having a lawful basis to collect and store your tenants' personal data, and handling it in line with the Data Privacy Act (RA 10173).
The accuracy of the rent, payment, and contract information you record.
Complying with applicable laws and local ordinances, including the Rent Control Act (RA 9653) where it applies to your units.

6. Payments between you and your tenants

ArmaRenta does not collect, hold, or transfer rent or any money. We are not a payment processor, bank, or escrow service. Tenants pay landlords directly using their own method (for example, GCash, Maya, bank transfer, or cash). ArmaRenta only records the payment and stores any proof image you upload. Any dispute about money is between the landlord and the tenant.

7. Not legal advice

Lease contract templates, information about RA 9653, deposits, and any guidance in the Service are provided for general information only and are not legal advice. Laws and circumstances vary. For advice about your specific situation, please consult a qualified lawyer.

8. Availability

We work to keep the Service available and reliable, but it is provided on an "as is" and "as available" basis. There may be downtime, maintenance, or interruptions, and some features are still in development.

9. Intellectual property

The Service, including its software, design, and the ArmaRenta name and logo, belongs to ArmaRenta and is protected by law. These Terms do not give you any ownership of the Service itself.

10. Disclaimers and limitation of liability

To the fullest extent permitted by law, ArmaRenta is not liable for any indirect, incidental, or consequential damages, or for lost profits, lost data, or losses arising from your use of or inability to use the Service, from reliance on information in the Service, or from disputes with your tenants. The Service does not replace your own records or professional advice.

11. Termination

You may stop using the Service and request deletion of your account at any time. We may suspend or end your access if you breach these Terms or if we discontinue the Service. You can export your data before leaving - there is no lock-in.

12. Governing law

These Terms are governed by the laws of the Republic of the Philippines, without regard to conflict-of-law rules. Any dispute will be subject to the appropriate courts of the Philippines.

13. Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date above and, for significant changes, take reasonable steps to let you know. Continuing to use the Service after changes take effect means you accept the updated Terms.
